What Happens to a $5M Home When No One Is Watching
A north Scottsdale estate does not sit quietly while you are away. The Sonoran Desert is demanding on properties: intense UV exposure degrades sealants and exterior finishes faster than in more temperate climates, monsoon season (July through September) can push water under doors and around improperly maintained thresholds, and summer heat above 110 degrees stresses HVAC systems that, if they fail undetected, can lead to mold inside a sealed home in a matter of days.
Inside The Reserves at Storyrock master plan, new-construction homes are built to a high standard, but even the finest Desert Contemporary or Desert Adobe finishes require active oversight. Sub-contractors finish work, vendors need to be let in, AV systems need to be monitored, and pool equipment cycles whether you are there or not. An unmanned estate is a liability, and the cost of a single missed water intrusion or HVAC failure far exceeds a year of professional management.
We solve this completely. Our clients at Storyrock and throughout the northeast Scottsdale corridor enjoy the luxury of simply arriving, not managing.
Full-Service Concierge and Estate Management at The Reserves at Storyrock
Our services are built around a single promise: your estate is in better condition when you arrive than when you left, and every detail of your stay is ready before your wheels touch the tarmac. Here is what we do.
Weekly Property Checks and Home Watch
We conduct structured, documented walk-throughs of your estate on a schedule you approve. Every check covers the exterior, all entry points, roofline and drainage (critical after Scottsdale’s monsoon events), mechanical systems, pool and spa equipment, irrigation, and interior conditions including humidity levels and HVAC function. If something needs attention, we contact the right vendor immediately, not on your behalf but as your trusted representative. You receive a report so you always know the status of your home without ever having to ask.
Estate Property Management and Vendor Oversight
Managing a Storyrock estate means managing relationships with a network of vendors: landscapers, pool services, pest control, housekeeping, security system providers, and any number of specialty contractors. We vet every vendor against the standard your property deserves, coordinate scheduling, supervise work, and hold contractors accountable to quality. You do not deal with a single invoice dispute or callback. We do.
Pre-Arrival Lifestyle Concierge
Before you arrive at your Storyrock home, we activate it. Your refrigerator and pantry are stocked to your specifications, your preferred temperature profile is set, your vehicles are detailed and fueled, and any flowers, beverages, or specialty items you have requested are in place. If you land at Scottsdale Airport or Deer Valley Airport and need transportation arranged, we handle that too. You walk into a home that is ready, not one that needs two hours of setup.
Estate Project Coordination
Major work on a high-end Scottsdale property, whether a remodel, AV system upgrade, landscaping redesign, or custom renovation, requires someone on the ground who can be trusted to make decisions. We manage the full lifecycle of estate projects at a 15% coordination fee: selecting and vetting contractors, obtaining permits through the City of Scottsdale where required, supervising daily progress, reviewing work against scope, and reporting back to you with photos and updates. You approve the plan and the budget; we execute it.
Luxury Vehicle Management
If your vehicles remain at the property during your absence, we manage them. That includes maintaining battery charge on stored vehicles, scheduling service appointments with Scottsdale dealerships, arranging detailing, and handling any storage logistics. When you arrive, your vehicle is ready to drive.
High-Trust Purchasing and Lifestyle Assistance
Our clients regularly ask us to handle high-stakes purchases and negotiations on their behalf: vehicles, remodel bids, specialty furniture, AV equipment, and one-of-a-kind requests that require judgment, not just logistics. We are trusted to act with the same discretion and care as a member of your personal team.
Why The Reserves at Storyrock Requires a Different Level of Estate Oversight
The Reserves at Storyrock sits within the larger Storyrock master-planned community in the northeast corner of Scottsdale, adjacent to the McDowell Sonoran Preserve. The location is exceptional. It is also unusually demanding on properties and their owners.
Homes here range from approximately 3,776 to 4,847 square feet across Desert Adobe and Desert Contemporary designs, with extensive outdoor living areas and indoor-outdoor connections that, by design, require active management. The floorplans are open-concept and feature large glass expanses that create thermal stress on seals and frames during Arizona’s extreme summer heat. Outdoor living spaces, pool decks, and landscape beds in this area are exposed to full Sonoran desert conditions, including intense UV radiation, hard water from the CAP (Central Arizona Project) system, and wind-driven dust during haboobs that can compromise any unsealed surface.
The gated nature of The Reserves adds a layer of access management that only a locally present, trusted estate manager can navigate correctly. Vendors must be admitted, inspected, and supervised. The northeast Scottsdale corridor, including Storyrock, Troon, and the communities along Pima Road, hosts a high concentration of second and seasonal homes owned by buyers from the Midwest, Northeast, and Pacific Coast who spend a limited portion of the year in Arizona. We know this market and the specific rhythm of absentee ownership in this part of the Valley.
Scottsdale’s building and contractor licensing environment means that any project on your property must be handled by properly licensed and insured tradespeople. We know the vendors in this corridor who meet that standard, and we will not use those who do not.
What Makes Elite Pro Concierge Different from a Property Manager
A standard property management company handles tenant relationships and basic maintenance. We do not manage tenants. We manage estates, and the distinction matters enormously.
- Complete turnkey service: We handle everything from airport pickup to AV system upgrades to grocery stocking, under one relationship, with one point of contact. You do not assemble a team; you already have one.
- Proactive, not reactive: Our weekly checks are designed to catch problems before they become expensive emergencies. We do not call you after a water heater has failed; we replace it before you arrive and show you the documentation.
- High-trust discretion: Our clients are ultra-high-net-worth individuals who value privacy. We operate with the same discretion as a personal executive assistant, not a service call center.
- Scottsdale and Paradise Valley specialists: We serve the premium estates along Scottsdale’s luxury corridor, including Silverleaf, DC Ranch, Desert Mountain, Troon, and communities within the Storyrock master plan. This is not a service we added; it is what we were built to do.
- Direct relationship with ownership: Chris and Cathy Lombardo founded Elite Pro Concierge and remain personally involved in client relationships. When something matters, you are talking to the people who own the company.
How We Onboard a New Estate at Storyrock
Onboarding a new property is a structured process designed to give us complete knowledge of your home and your preferences before we ever need to act on your behalf.
Step 1: Property Assessment and Inventory
We conduct a thorough walk-through of your Storyrock estate, documenting all mechanical systems, appliances, access points, vendor relationships, current maintenance schedules, and any outstanding items. We photograph and log every material detail so nothing is ever assumed.
Step 2: Owner Preferences and Service Profile
We learn how you live. Your preferred grocery brands, your vehicle preferences, your pre-arrival setup requirements, your communication style, and your priorities if a problem arises while you are in residence or away. This profile is the foundation of every interaction we have with your home.
Step 3: Vendor Review and Credentialing
We review every vendor currently serving your property. Those who meet our standard remain; those who do not are replaced with vetted alternatives. We maintain relationships with licensed and insured contractors across every trade relevant to a luxury Scottsdale estate.
Step 4: Ongoing Management and Reporting
From there, we manage continuously. Weekly checks, proactive maintenance, vendor coordination, pre-arrival activation, and project management all run on a cadence you approve. You receive regular reports, and you have access to tools that let you check on the status of your property at any time.
Situations Our Storyrock Clients Ask Us to Handle
No two estates have identical needs. Here are the kinds of situations we resolve routinely for absentee homeowners in this community.
- Post-monsoon inspection and remediation: After a severe monsoon event hits northeast Scottsdale, we inspect the property within 24 to 48 hours, document any intrusion, and dispatch the appropriate contractor before moisture has time to cause lasting damage.
- HVAC failure during summer absence: A unit that fails in July in Scottsdale can create interior temperatures above 130 degrees within hours. We catch the alert, coordinate emergency service, and have the system repaired or the home protected before you are ever inconvenienced.
- Remodel management during off-season: Many Storyrock owners use the summer months, when they are in cooler climates, to have renovation work completed on their Arizona estate. We manage the project from contractor selection through final walk-through, so you return to a finished home, not an ongoing construction site.
- Pre-arrival for a short visit: You are flying in for a long weekend. We stock the kitchen, detail the cars, confirm the pool temperature, and confirm the home is spotless and comfortable before your wheels are down at Scottsdale Airport.
- Vehicle acquisition or consignment: A client wants to add a vehicle to the estate or needs one sold while they are out of state. We handle the transaction, the logistics, and the paperwork.

Questions from Absentee Homeowners at The Reserves at Storyrock
What does a full-service concierge at The Reserves at Storyrock actually include?
Full-service concierge at Storyrock means we handle every aspect of your property and lifestyle needs, from weekly home watch checks and vendor coordination to pre-arrival grocery stocking, vehicle management, and estate project oversight. You have one trusted point of contact for everything related to your estate, from routine maintenance to high-stakes contractor negotiations.
How often do you check on the property?
We conduct structured property checks weekly at minimum. These are documented visits with written reports, not drive-bys. If a specific situation warrants more frequent monitoring, such as active construction or an incoming storm system, we increase visit frequency accordingly.
How do you handle contractor and vendor access inside a gated community like The Reserves?
We are your on-the-ground representative. We coordinate access through the community gate, meet vendors on-site, supervise the work, and confirm everything is secured before we leave. You are not asked to manage gate codes or vendor logistics from out of state.
What is the 15% project coordination fee?
For estate projects including remodels, renovations, AV installations, and landscaping overhauls, we charge a 15% coordination fee on the total project cost. This covers contractor selection and vetting, permit coordination with the City of Scottsdale where applicable, daily supervision, progress reporting, and final inspection. It does not cover the project costs themselves, which are passed through directly from the contractor.
Is this service only for seasonal residents?
Our core clients are absentee and seasonal homeowners who spend the majority of the year outside of Arizona, but we also work with full-time Scottsdale residents who travel extensively and need reliable estate oversight during those absences. If your home sits unattended for more than a week at a time, our services add real value.
How do I get started?
The easiest first step is a consultation with Chris Lombardo directly. You can reach him at (480) 740-8000 (text preferred for initial contact) or submit an inquiry through our website. We will schedule a property walk-through and put together a service plan tailored to your estate.
Your Storyrock Estate Deserves More Than a Lockbox Check
You invested in one of north Scottsdale’s most exclusive gated communities. The property deserves management that matches that standard, and so do you. Elite Pro Concierge provides the full-service, white-glove estate oversight that transforms absentee ownership from a source of stress into a seamless, enjoyable experience.
Whether you are a new Reserves at Storyrock buyer preparing for your first season as an absentee homeowner, or an experienced Scottsdale estate owner who has outgrown your current property manager, we are ready to take it from here.
